What is mortgage lending in Bashkortostan

Mortgage housing lending in the Republic of Bashkortostan has actively developed. It was then that the volume of mortgage housing loans issued to the population increased. But in the context of the global economic crisis, there was a significant decline in lending. Mortgage lending is gaining momentum again, the National Bank of Bashkortostan states that for the period January-October, housing loans were issued three times more than in the same period. True, to the level when a real boom was observed in the real estate market, still far away.

Banks are gradually returning to mortgage lending to the market of new housing and, more importantly, people have become more confident in their own abilities, and therefore began to take a mortgage. The main problems that restrain the development of housing mortgage lending in the Republic of Belarus can be considered the overstated cost of primary housing, the opacity of pricing in the implementation of construction, and large interest rates on loans. It is also important that the population is afraid to take mortgage loans in connection with negative expectations associated with the probability of loss of main work or reducing other income.

The development strategy of mortgage lending in Russia and in the Republic of Bashkortostan in particular is the definition of a number of current areas of the state housing policy. It is necessary to simultaneously stimulate supply and demand in the market of primary and secondary housing. The most basic one is required to ensure that mortgage lending is a completely ordinary phenomenon, the design of which would not take more than a week. Moreover, the average loan term should not be less than 20-30 years. A mortgage loan rate should not exceed inflation more than 2-3 points.
